THC On Measure V

The Humboldt Consequential is opposed to Measure V- the proposed mobile home rent control ordinance and makes a good argument against it.

I'd forgotten that proposal. After watching the news doc showing the quick overturn from foreign buyer to foreign buyer, holding the title just long enough to raise the rents, I'm leaning towards capping that SOB good.

THC does make a good argument for rent control. However he does not make a good case for Mobile Home Park rent stabilizing Measure V.
It leaves out the fact that the home owners own the home and only rent the space, which is way different than renting a house or an apartment.
The fact that Parks with rent control are being sold and are profitable debunks much of the argument against V.

HOJ is concerned because if a park owner wants to do improvements, he or she can't unless 50% + 1 of the tenants agree.....might as well sell the parks cuz now they will reallt become dumps by people to poor as it is now, hence their (the poor) reason to control rents.....it is a double edged sword, ans in business, that is when ya sell, get the fuck outta business because the groveler consumer is in control of another person's life....

Who else sees the machinations of a society where gubbamint aides the poor to feed off those more fortunate.....force businesses to provide this and that like paid for child leave, individual health insurance, etc....

Mobile Home Parks are already affordable housing, but too many americans consider mobile homes as "white trash living".....so, people pay more and bitch, whine, complain about their rent or mortgage.......pfft.

The profit is gone once the up-to-date transaction takes place Uri.

Ya see, if a park is at a prop 13 base value from the last transaction (many, many years ago), then profit does exist, but no longer once values readjust upward to current trendlines of valuation.

Whoever purchases a mobile home park now with rent control will never make profit in enough terms to substantiate owning a park where improvements are 100% challengeable.....

Fred, all THC does it make stories up and the little facts used to paint a broader melodramatic picture are quite common for propagandists.

THC does an excellent job of taking credit for others' inputs and making the appearance that it (the site) is reputable.

V is simply wrong in the sense that mh tents in humboldt are much lower than all other areas in California which provide community services.

This is a "hamstring property owner" maneuver in a rural hick county, hardly the rampant rent gouging prices in urban areas.
